Reclamation plan update –APPROVED SUBJ. 60 DAY REVIEW

 

Driveway Amendments

Dawn Tuomala and Steve Elliott were present

 

Ms. Tuomala had concerns regarding the Quinn cluster subdivision and a 60 ft. average distance for driveways.  It was discussed that a non-issue as a cluster site plan would dictate driveway locations.

Read review from Normandeau.  Ms. Tuomala responded to report.

 

Mrs. Tuomala will prepare a written response and follow through.

 

Sent Attorney Little a plan for review with letter dated 12-5-05

 

Talk to Carla Walter regarding communication with town attorney.

 

 

John & Jessie Garabrant – Lot F-31-1  CONDT. APPROVAL

Change of use – Single-family to two family dwelling

 

The Garabrants are not sell the house at this time and will continue to work on it.

The Board will ask the Building Inspector Bill Condra for an update on the situation as to whether there is a CO/building permit.

 

SIGN APPLICATIONS and EXCAVATION RENEWAL

NEW-APPLICATIONS - Abutters noticed

Household of Faith – Lot  J-38

Change of use to apartment

 

Peter Manha was present for the applicant.

-Have not reviewed letter from the fire dept.

-Sewer and water letter in file

-Water Dept. states that water will work but will not be able to install it until the spring, which could hamper occupancy of all four units.

-Sewer needs to have four separate connectors as well as prior to CO

-All units will be market rate units and not be a church function

-Need to have correct dimensions for floor plot

-No exterior lighting is shown.  All lighting needs to meet the lighting regualtions.  Will need a note on the plan stating compliance.

-Ms. Tuomala will stamp the plan as required

-Sewer and water will determine the occupancy other than a current one family dwelling

-Show propane tank on plan.

 

PRE-APPLICATIONS

Phil Gram – Harwood’s building, Lot J-58

 

Phil Gram was in to discuss his interest in purchasing the Harwood Building.

Discussion on the uses the town would allow for the building.  The board responded they can’t say what can to in the building but it has to meet zoning requirements.

 

Discussed Gravel Zoning Changes

Mr. Sullivan will ask Tom Quinn regarding the sizing of the crusher.
